We are involved early in the process and work with clients to evaluate existing building and site conditions, often before the land or building acquisition has been made. We partner with the architectural and structural teams to develop a schematic design plan and budget. The pre-purchase evaluation process is a collaborative effort to reduce risk between all parties: the owner, architect, design-build consultants and structural engineers. Our goal is to eliminate surprises during construction and build the project as cost effectively as possible.

Our in-house experts can always ensure an accurate cost estimate whether you utilize a typical design approach, design assist or design-build MEP approach. These estimates are based on the true cost of the job, and our budgets are based on a complete project; not just a low estimate to grab your attention.

Working with a city to get the proper entitlements for a project can be a daunting task, but here at Pacific Building, we strive to make that process easier. We work directly with the city that we are engaging with for a project and work with them to make sure the project can move ahead seamlessly. Entitlements can consist of permits, fees, submittals, and many other processes that can be confusing. So, we offer entitlement services to make a project move ahead as fast as possible.

The pre-construction process involves delivery methods, accurate cost estimating, site evaluation, scheduling and selection of the best building systems for a particular project. Our goal during the pre-construction process is to eliminate surprises once construction begins, and to build the project as cost effectively as possible. This is a collaborative effort between all parties; including the owner, architect, design-build consultants, structural and mechanical engineers and utility companies.

Ever since our founding in 1994, we have strived to provide an efficient, on-schedule, and effective construction team. We work with some of the best sub-contractors in each area, and our project management team works together to make each project move along quickly.
