Project Manager
Job Description
I. MANAGEMENT SKILLS
- Possess experience and ability to handle larger, more complicated projects; or multiple
projects of various size and complexity.
- Recognize varying levels of experience, ability, and willingness in subordinates and alter
leadership style to compensate accordingly.
- Work with and through others to accomplish Project, Departmental, and Corporate goals.
- evaluate subordinates' performance in relation to their specific jobs. Setting goals for
improvement and following them up regularly. Insure that proper training is provided
for and used by subordinates.
- Maintains client and subcontractor satisfaction with the performance of Pacific Building, Inc.
- Communicate with subordinates effectively by giving encouragement and feedback about
their strengths and weaknesses.
- Develop motivation and teamwork in subordinates.
- Possess ability to work effectively with our more sensitive owners with special and more
complex problems.
- Aid Group Managers in implementation and refinement of company policy.
- Corporate background: Sufficient experience and knowledge of Pacific Building, Inc.'s
philosophy and background to make project management related decisions consistent
with the corporate philosophy and policy.
II. PERSONAL SKILLS
- Ability to work effectively with Pacific Building, Inc. personnel.
- Professionalism in dealing with Owners, Architects, Subcontractors, and Consultants.
- Communication skills: Person to Person Meetings, Written. This includes the ability to
perceive when a meeting is not achieving its objective and then to be able to turn the effort around so that it becomes productive.
- Motivation: To enthusiastically do the best job possible; to learn; to take on added
responsibilities.
- Judgement: Knowing how to respond in a problem situation in a manner consistent with
the company's primary interest.
- Participation: Attends and participates in Operations and Safety meetings in order to be
more effective in representing Pacific Building, Inc. in daily work activities.
III. ADMINISTRATION
- Scheduling – Responsible for the following:
- Prepare, monitor and update master schedule with Superintendent and Project Engineer.
- Monitor two-week rolling schedule with Superintendent and Project Engineer.
- Prepare the documentation of delays to project – rain, strike or other.
- Subcontracts
- Review drafts of subcontracts prepared by Estimator and remain knowledgeable
of all subcontracts and change orders throughout project.
- Change Orders
- Supervise the processing by the Project Engineer.
- Weekly Coordination Meeting
- Monitor documentation and follow through.
- Enumerate, explain, monitor and lead in Pacific Building, Inc. policy.
- Claims
- Work with support form Superintendent and Project Engineer to identify and
resolve all project claims: Subcontractors' claims for extras; insurance losses-
material, equipment, personal injuries.
- 7. Financial
- Aided by the Project Engineer and Superintendent, prepare monthly progress
Billings incorporating all change orders.
- Aided by the Project Engineer and Superintendent, prepare monthly Project
Status Report and Project Profit Analysis.
- Expedite monthly payment from Owner.
IV. PURCHASING AND EXPEDITING
- Act as purchasing agent with Superintendent, Estimator, and Project Engineer for major
buy-outs.
- Supervise and monitor scheduling and expediting Pacific Building, Inc. materials, equipment purchases, and delivery.
- Identify and expedite long-lead subcontract items.
- Monitor scheduling and expediting submittals of shop drawings, samples and supplier data for timely approval.
V. RECORD KEEPING
- Supervise and monitor the job's preparation of:
- Labor cost codes and reports
- Daily diaries.
- Daily job tour
- Progress evaluation.
- MOE coding and logs: Concrete, lumber, hardware, etc.
- Equipment logs and reports.
- Record drawings
- Testing and inspection records and reports.
- Submittal log.
- Safety inspection and accident logs and reports.
- Building permit inspection and sign-offs. Official Notices: Beneficial Occupancy, Substantial Completion, Certificate Of Occupancy, Notice of Completion, Warranties/Guarantees.
VI. PRE-CONSTRUCTION SERVICES
- Reach agreement at the earliest possible date with Project Estimator as to who will take
the lead in the Pre-Construction services. The Chief Estimator and the Project Group
Manager shall participate in this agreement.
- Attend and participate in Design, Budge, Scheduling Meetings with the Owner and/or
Architect.
- Accomplish Value Analysis to the degree appropriate to the particular project.
- Monitor the project schedule through the Pre-Construction services to insure adherence to milestones by Owner, Architect and his consultants, and Pacific Building, Inc.
- At all times, see that the Owner is receiving the leadership and technical advice that will insure a successful project by all measurements.
- Monitor and control Pacific Building, Inc.'s Pre-Construction costs.
- Immediately notify the Owner of any changes in the estimated budget resulting from discussion, new ideas, alternate solutions to problems, etc.
VII. TECHNICAL
- Problem Solving – Ability to recognize problems and generate workable alternative
solutions for approval and follow through to final resolution problems.
- Construction Technology – Understand construction techniques to a relatively high
degree in principle and practice including fundamentals of reinforced concrete, wood framing methods and engineering details, as well as such areas as electrical distribution systems, all subcontractor trades, etc.
- Estimating – Possess estimating techniques such as quality survey, listing and pricing of
R&S work and subcontractor's work involved in Change Orders and additional work requested by Owners, all to a high degree.
- Knowledge of project documents – possess thorough understanding of contract, general
Condition and supplemental general conditions and addenda as well as plans and specification associated with the project. Monitor documents updated and help monitor as-build record drawings.
Qualifications
Four year degree in Construction Management or a related field required. Six to eight years of related experience.
